Job Title: Repairs & Maintenance Surveyor

 

Department: Engineering & Surveying
 Location: Romford 
 Duration of booking: 3 months with possible extension 
 Pay Rate: £30–£32 per hour PAYE inclusive of holiday pay 

Hours / Working Days: 37.5 hours per week / Monday to Friday, 9am – 5pm 

Driving Requirement: Yes – Private Vehicle
 DBS Requirement: Yes – Standard 

 

Role Overview:

 

We are seeking a experienced Repairs and Maintenance Surveyor to join the Engineering & Surveying team. You will provide a responsive and effective surveying service to residents, ensuring repairs, maintenance, and void property works are carried out to a high standard, safely, and in compliance with council and statutory requirements.

 

Key Responsibilities:

 

  • Conduct property inspections, diagnose defects, and determine appropriate repair or maintenance solutions.
  • Undertake and manage various inspection regimes including damp, structural, and health & safety assessments.
  • Supervise contractors and works on site, ensuring compliance with specification, standards, and timescales.
  • Manage void property works to ensure all homes meet lettable standards and turnaround times meet corporate targets, minimising rental loss.
  • Monitor and manage performance across assigned caseloads, ensuring internal and external standards are consistently met and improved upon.
  • Maintain high levels of resident satisfaction through effective communication, timely response, and professional service delivery.
  • Support residents by signposting to relevant housing services and making appropriate referrals where necessary.
  • Ensure all activities are carried out in line with health and safety regulations and Council policies.

 

Essential Skills & Experience:

 

  • Proven experience in housing repairs, maintenance, or property surveying (public sector experience desirable).
  • Strong technical knowledge of building construction, defect diagnosis, and maintenance methodologies.
  • Experience managing contractors and monitoring works on site.
  • Knowledge of health & safety legislation relevant to building maintenance and repair works.
  • Excellent communication and customer service skills, with the ability to work with residents sensitively and professionally.
  • Strong organisational and case management skills with the ability to work independently.
  • Full UK driving licence and access to a private vehicle for site visits.
  • Relevant professional qualification (e.g., HNC/HND, Degree in Building Surveying or equivalent) or significant experience in a similar role.

Desirable:

 

  • Local Authority or Housing Association experience.
  • Experience working with damp and mould cases.
  • Membership or affiliation with RICS or a similar professional body.
